Here are some tips to inspect and maintain your water heater from the Insurance Institute of Business and Home Safety (IBHS): 

  • Inspect your anode rod every two years, or every year once the warranty has expired, to determine if it needs to be replaced.
  • Flush water heater tanks every six months to remove sediment by attaching a garden hose to the valve at the base. For safety, first turn off the power and run hot water until it is cool.
  • Get an annual inspection from a plumbing professional including the shut-off valve and all piping. Signs of broken valves and loose or wet joints and rust are a sign that more severe damage is coming.

Water Damage Cleanup

Last week we received a call from one a customer who needed help cleaning up an old mess.  Earlier in 2021 their basement had a small flood which ruined their hardwood floors.  Unfortunately SERVPRO was not called in time to help save these hardwood floors and the damage was unrepairable.  Though we could not restore the original flooring, we were able to salvage what we can and cleanup the rest.  

The photo provided is a before-and-after shot of an area we cleaned up.  As you can see we were able to manipulate the content, rearrange items and make things much more presentable and safe for passage.  

We are always happy to help cleanup situations like these, though we always encourage customers to try to call us with the first 24-48 hours of a flood in order to help restore the damage before it is too late!

  • Inspect appliance hoses and faucets.  Make it a practice every year to check hoses leading to water heaters, dishwashers, washing machines and refrigerator ice makers.  You may also want to invest in a water leak monitoring and shut-off system that can alert you to any leakage issues.  Immediately replace any hoses that have cracks or leaks.
  • Inspect showers and tubs.  Check the seal and caulking around showers and tubs to make sure they are watertight and reseal if necessary.

  • Make sure water drains away from the building. Seepage is exacerbated by soil that has settled in a way to make water flow toward the building. After a storm, and especially if the ground is already saturated, rainwater that flows towards the building goes down the outside of the foundation wall potentially through any cracks.
  • Reseal your basement. Water in the basement is often caused by cracks in building foundations or floor slabs. If you notice water seepage after heavy rain when you've never had a problem, it may mean that your once-waterproof cement floors and basement walls have deteriorated. Painting vulnerable areas with water sealant can prevent seepage.

  • Remove as much excess water as possible by mopping and blotting.

  • Move any paintings, art objects, computers, documents, and other sensitive valuables to a dry place.
  • Don’t enter affected areas if electrical outlets, switches, circuit breakers, or electrical equipment are exposed to water. Always avoid electrical shock hazards.
  • Don’t use your household vacuum cleaner to remove water; this could cause electrical shock or damage to the vacuum cleaner.
  • Don’t turn on ceiling fixtures if ceiling is wet or enter rooms where ceilings are sagging from retained water.

Freezing cold temperatures are reaching the Chicagoland area early this year.  Your home or business may be at risk for frozen pipes which can cause water damage to your property.

Frozen pipes are often those exposed to the cold weather, such as those outside your house, or in cold areas such as basements, attics, garages or kitchen cabinets.  A frozen pipe can burst at the point where the ice blockage inside the pipe is located, but typically the rupture is caused by the backflow pressure between the water source and the blockage.  A burst pipe can cause considerable damage to your property if not addressed quickly. To prevent pipes from freezing, here are a few steps you can take, according to The American Red Cross.

  • Be sure to completely drain water from swimming pool and sprinkler lines.
  • Remove, drain, and store hoses used outdoors.
  • Open kitchen cabinets to let warm air circulate near the plumbing.
  • When the weather is extremely cold, let water drip from faucets; running water is less likely to freeze.
  • Keep your heat set to the same temperature both day and night.
